I know some renters that take out there tenants to eat the first day. Nothing to expensive but its nice to establish a business relationship as well as personal so the tenant understands your there for them at 4 AM if they need help or something breaks. Which in return normally tenants take care of the property better.

Hi all,

My name is Mark. I am 25 and I'm from Lincoln, Nebraska. I have been interested in real estate investing since I was 17 and have been reading books ever since. I got started on Rich Dad Poor Dad whereas im extremely lucky i didnt get sucked in to those high priced seminars promising millions! Its nice to come across such a large community of people willing to help everyone in there real estate endeavors.

Currently im living in Madrid, Spain increasing my Spanish day by day, learning as much as i can about real estate investing, saving money, and teaching English classes. I also enjoyed the e-book Brandon wrote! It was full of information and I look forward to reading through it again and clicking on the links he posted.

Sounds like you have a great starter! Get the the other side looking good so you can rent that puppy out! Since you don't need a tenant to move in right away you can be more thorough in your source.
