Do you have any equity that you could pull out of rental properties that are cash flowing and use part of that as a down payment on another rental property? I would try private lenders instead of banks although I have talked to private lenders but have not used them as of yet. I was able to pay cash about 3 years ago on my only rental property that now has a good tenant paying on time.

Hi All, these are normally model tenants, they are on their 2nd year lease and take care of the house and pay rent on time. Problem is that the son works from home and the father is retired and is also at home every day. I was over their today doing some small repairs and the father did something to the router and the son started yelling at him to not touch the router. Other times I have been over there and the same kind of thing happens. This is my first rental property and their lease is up for renewal in July. Not sure if I want to renew their lease. I have heard sometimes husband and wives can also fight. Hard part is when if you self manage like I do and you are over there when they fight, not good. Any feedback? When the last renewal was up, I had to push the son to either sign the renewal lease or give his 30 days to move out. The son is divorced and I kind of know why, he is sometimes a hothead.

I hate to say it but have you considered selling the property and buying another in a little better part of town?

Have you tried talking to the neighbors? Do they have the same problem? If they did, how did they solve it besides putting bullet proof glass in place?

Where do you think the kids are getting the rocks to throw at your rental property? If they are nearby, you may want to go out there with a garbage can and pick them up and put them in the garbage can. That should make it harder for the kids to have ammo. Unless they are bringing them in their backpacks which I find it hard to believe. The rocks are probably nearby?

Thanks all. For some reason these posts are coming to my gmail spam folder. Yes, I checked the NJ standard lease that I used and it states under Tenants repairs and maintenance: The tenant shall: Keep the walks and driveway free from dirt, debris, snow, ice and any hazardous objects.

I drove by yesterday and sure enough he cleaned up the leaves. The next door house is also a rental and those tenants haven't been cleaned up their leaves yet. All the other houses on the street are owner occupied and they all take great care of their houses and yards.

Sounds like a very rough area. Those are areas I stay away from, if I go to the area to check up on it, I may get shot because somebody thinks I am collecting cash rent. We have those areas here in New Jersey like Greenville, Paterson, Newark.

Is it possible to put up some kind of fencing so that they cannot damage the property? I'm guessing that the property is in a bad area?

I should add that the lease that the tenant signed states that the tenant shall: Cut the grass and maintain the shrubbery. I am reading it to see if the new lease talks about leaf and snow removal.

Hi All, any suggestions on how to get the tenant who pays on time and takes care of the inside of the property to clean up the leaves on the property? Last year he did it as well as using his snow blower to clean up the snow. I was over at the property a few days ago and there are lots of leaves from the trees on the property.
