So if I use HM/PM, and I refinance both lenders out and I am out of pocket none of my own cash, and I am able to cashflow $2,000 annually, it would be a 2,000% coc return?

Hey guys, 

I am trying to calculate a cash on cash return using private/hard money. If I am using someone else's cash, and they refinancing them out with say a DSCR loan, how would I calculate the returns? I get the math/logic if using my own money, but I would really appreciate clarification on this! I want to ensure I am getting a good deal!
