Suppose I purchase a property for $200k. Is my depreciable base the entire $200k or do I have to back off the amount that is considered land?

I'm preparing to purchase my first SF rental property and want to make sure that I am as good a landlord as I hope my tenant will be.  I have a lease agreement which outlines what is expected from both parties but I wanted to know if there are any specific things I should be doing to make sure this goes as well as possible.

How should I be thinking about insurance as I prepare to purchase a SF rental property ?  Are there additional items that apply to insurance on a rental property compared to the insurance I have on my primary dwelling ?

Where should I go to get the tenant/landlord forms that are needed to start out (lease, extensions, etc.).   My focus is SF and/or duplex residential in Texas ? 

@Jessica Wood If the water leak is considered to be an emergency, then why not do this: 1) turn off the water to the entire house. Do you have a shut off valve at the street ? If you can’t do it then why not call the city and have them do it? 2) go and purchase several five gallon water containers and leave them by the outside door(s) for the tenant? Thoughts?

I'm ready to make my first real estate investment and became intrigued by the concept of purchasing a parking space for lease. I am willing to accept a lower dollar return in exchange for a lower equity requirement and lower risk due to maintenance. I have read some articles that speak favorably about this sort of investment and some that are unfavorable because the returns are too low. My income proforma shows that I can get an unleveraged IRR of around 9.3% (11.6% when leveraged at 50%). Frankly, this doesn't sound so bad compared to the return I could get on a 10 year bond. I appreciate any feedback, comments, or advice.
