Thanks Andrew. After listening to Chris Herrens podcast on BP thats when I called several banks to find one to fund more than 4 conventional loans. I did ask the credit union I used for last deal if they did portfolio loans. Nada. So back as you suggest to the phones calling the small banks or cu. Thanks for advice.

Would the bank demand partners credit info the same as they would mine.

The reason I ask is some partners might want to be silent with me doing leg work.

If one uses a partner for the down payment of property what do banks expect since they want to see the paper trail of money.

Thanks Mindy. I know its said over and over but I'm going to say it again. BiggerPockets is great. As I said before the people are great, like minded people and the wealth of knowledge available for free is fantastic but when one goes Pro its like kicking in a booster. As a new older investor it's invigorating.

Thanks Stephanie for your input. I know there are great people out there on BP truly willing to work with investors but I'm realistic also and there are those that see people that could be easy prey. Its sad when yes the could and would make money off of us legitimately and be a win win for both of us. I will use your advice.

How to know if lenders, met thru BP, are legit

To George Despotopoulos and Andrew Postell thank you so much for the info. You guys are spot on with my situation and answers I've received from bank.  You've both been great help for me moving forward, I'm a W2 guy with a credit score of better than 760 so that part not a issue. Wife doesn't want involved so thats why I don't use her. My joining this BiggerPockets family is blowing me away at the social media power that is available to real estate investors. Just unbelievable. I love it. I'm 61 so time is not something I have a lot of (I guess). LOL.   Thanks again guys 

I have four properties including personnel home. Have ARM'S on my three rentals and a HELOC that I used for down payment on properties. Wanting and ready to buy more, I'll have down payment, how do I get them financed without putting loans in wives name. I know of hard money but isn't that short term.
