Purchased a 3/2 from volume builder for 100,000.

Listed at 138,000

Sold for 135,000

Didn't touch or add anything.  Sold in 2 months.

It looks like I need to meet some wholesalers.  I dont know what side of the deal I would necessarily want to be on but it seems that it would be a win win to get to see more possible deals in the area that are not listed.  I like doing rehabs to keep me busy between finding other properties.  I would like to keep busier to the point of maybe selling more properties before or after rehab than keeping and buy down on some debt with debt free being a long term goal at some point.

I came across BiggerPockets from watching podcasts on YouTube.  I think this is a great site.

I have been in real estate as a landlord for 15 years. I have also built and subsequently rented out some of the homes and sold others. However, since 2007 I have purchased homes in foreclosure for cash using BRRRR.

My focus has been totally on 3/2.

I am looking for new ideas or ways to pick up more properties.  I have only used 15 year notes in the past and currently running a little better than 1%.  I have been able to do all rehabs and cash out totally based on finished bank appraisals.

I would like to learn more about wholesaling and multi family.  I know where my comfort zone is and might should stay but I would like to learn more to see.

Wondered if anyone uses titlesearcher to get all filed real estate documents on a daily basis.  You can get all real estate entries that are filed at your court house.

Needing to get back to investing after losing half assets and liabilities.

Down to 6, 3/2's with 10 years left on 15 year notes.

My personal residence is worth 500,000 free and clear. I am intending on pulling HELOC and using the BURRR method.

I am wanting to quickly replace and try to increase cash flow while dealing with much less household income and the possible inability to add multiple loans as easily as before.

I am interested in any suggestions possible in proceeding forward efficiently.
