Almost turn key rental opportunity in up and coming Cleburne Texas. This house is currently occupied but the leaseback is only for 2 weeks after closing (10/21). The house needs cosmetic updating to flip (15k) - counter tops, scrape popcorn ceilings, fresh paint, bath vanity, carpet. 

The house next door sold for 185k recently and the rental comps are 1300-1450/mo. 

The sold comps for 180+ are not even updated for my conservative 180k ARV could be upwards of 190k with the right finish out.

Selling 2 framed houses within 4 minutes of each other in Cleburne TX (20 minutes south of Fort Worth) for $60,000 each. Both tenants are currently vacating within the week and each house needs $15-20k in repair depending on your investment strategy but both are livable. 

302 Mansfield - 3/1 on 2.3 acres. This large lot could be used to build more rentals/owner finances or sold. This one needs $12-15k in cosmetics and $3-4k in foundation.

What percentage are you purchasing more rural properties in up and coming suburbs? Midlothian, Waxahachie, Cleburne, Crowley, etc. Obviously the hot spots such as Burleson and Mansfield are a little higher but I wanted to get a feel for what you guys think is a deal. 

(and by percentage I mean purchase price + rehab / ARV)

I'm showing a house in Desoto today - tenants moved out yesterday. Previous owner said the had it rented steadily for 8 years. We shall see!

Is anyone buying rentals south of DFW- Desoto, Lancaster, Duncanville areas? I have picked up a few properties in these areas and they rent really well - avg 1400/mo but no one seems interested in buying and I can't figure out why? Selling the deals at 75-80% with heavy and light rehabs.
