Post: Bandit sign questions

I have noticed a couple bandit signs that have a phone number listed and hand written a street name and a price on the sign, when you follow the arrows it either leads you to nothing or I think maybe one of them maybe a going thru foreclosure.  Being new I decided to call the phone number and I get a recording that you must be a cash buyer only to leave a message. Which then no one returns the call..  

I take it this signage is just used to gain leads? Is it legal to put signs out like that? I have found one actually in a yard pointing to a house that says pre foreclosure. Im still wondering if bandit signs are one avenue to follow or try something a bit different in my area.  What about fake/ghost craiglist ads that just say for sale 3 bdr 2 bath call such and such number? Even though you do not have anything in your pockets yet.

Can you show us your ad? What is a ghost ad? Is that mean you did not actually have a house to sell yet? But you did generate a few leads?  Does anyone else use this idea?

Just starting out and have been reading and lurking for sometime. Im not a fan of the bandit signs I see on every corner,  without using them besides driving 4 dollars what are some ways to start getting some buyer leads in and buyer contacts?  Has anyone put ads out like 2 bdr fixer upper 29,999.00 Call or email ******* or something like that on Craigslist, Backpage or bulletin boards?

Even though I do not have a 2 bdr fixer upper yet?

Same for seller leads any ideas besides yellow letters, door knocking and research.

I held a my Realtor license for some time and then gave it up a few years back, I always had an interest of creative real estate and also rentals. I never really moved forward till now.  I have watched Sean Terrys webnier and also reviewing this site for a bit now.  

My question is  can you put together deals without using your credit or funds for real?  What I gather as in real estate sales it is a numbers game trying to find the right house and to turn around and sell it or connecting buyer and sellers. Is there any tips from anyone on simple ways to start out? I'm not looking to get rich quick just make a few dollars here and their in between my other job for now. Maybe even obtain a couple houses to rent out..

Any words of wisdom tips tricks pointers do's and dont's will be much greatly appreciated.
