Galveston absolutely still has opportunities for solid returns. My wife and I are investors in Galveston and identify properties every day that would make great returns. We're looking to buy another before end of year to take advantage of 80% accelerated depreciation before it drops to 60% next year. (We just found out we can write off 105k of our 415k property this year!) I have an airdna subscription for the market as well, removing the guesswork.

We bought a 415k home on March 1, invested 45k for a pool, and 28k for design/furnishings/backyard turf and furniture. 6 months later to the day, we're hoping to cash-out refi at a valuation of 625k, all with no "real reno". Forced appreciation like this is plentiful!
