@John Underwood, yes the dealing with the HOA is keeping awake. Something that the more I think about, the less I want to deal with.

@John Underwood do houses have stronger bookings or about the same. Or is it in part driven by market and creative advertising? Thanks

@Bruce Woodruff yes that is my concern, mainly potential high assessments but on the other hand, less maintenance to worry about. So far it looks like a house with a good property management is better. Thanks

Condo or SF? Numbers work well for the condo, located in a nice touristic area with lake views, but lacks the privacy that a home provides. First STR. Thanks

Hello BP, I am out of state investor considering a second/STR home in Vermont/Maine/ New Hampshire/Tennessee. I have done a lot of research on these places, but can't seem to decide. Can you share what are the best cities in these states, so I can compare with my notes. In advance, Thanks

Hi Chris,

I like you I have also wondered the same, but after watching the 90-day Challenge webinar and reading a few books, some of the points you want to consider are the Niche: SF, Multifamily, Office space, retail, etc., and also your strategy: Wholesale, fix and flip, BRRRR, etc. Also, consider what market you want to be in, local market or venture to long-distance. This is in addition to what you mentioned, the numbers, your expected cash-on-cash and all other metrics. I hope this helps.

Hello, I was trying the foreclosure finding feature and it is offering me a 7-day trial; I don't the cost after the trail. Or the name of the company, when called, the recording states that it is the largest foreclosure company. Does anyone one the cost after the trial and the name of the company? Thanks
