Hello All

We suffered fire damage about 2 weeks out from listing....less than 5 hours ago. We have insurance to cover dwelling. Has anyone gone through thus? I'd appreciate any recommendations on what to be aware of.

Thoughts on selling a SFH to 1031 into land that qualifies for duplex- quadplex? I've heard Lland can serve as a down payment for new construction. Home has about $100k equity do to previous refi cash out.

Thoughts?

Thoughts around utilizing HELOC as down payment for hard money loan to BRRRR/flip. I understand i will have to show reserves for the hard money. Looking for advice from people that have executed this strategy.

Thanks for the insight. Yes my thought was BRRR which would be short term and then refi into long term fixed. Any insight on best HELOC companies?

Hello BiggerPocket Family.....I need some general financing advice. We are somewhat beginners in real-estate. We have 6 doors of which we purchased utilizing 401K funds and refi cashouts. We have a combination of LTR, MTR and STRs adjusting to cashflow. We are looking to scale via BRRR via MTR considering rates. My current thought is HELOC my primary home with +$200K equity. I have credit score of +800 but was denied by Navy Federal due to menrioning some funds will be used for business purposes. I'm looking for advice on best way to get approved for a HELOC, best HELOC companies and any other recommendations on financing.
