I have around 60k cash for an investment property looking for a coc return of 7% or better.  i have an aunt who lives in Allentown but the area isn't the nicest but with that said, it looks great for an investment property, can anyone tell me any areas that are good and bad? 

also looking into Easton PA as well 

Post: NJ market is hard finding a cash flow place, anyone got lucky?

with high taxes and most places overprice, numbers don't work for cash flowing.  Would you invest out of state or keep looking?

@Peter M. hey thank you, i was trying for 2 hours looking for something i can use to input my own numbers, i can't see it cause its very small maybe you can email it to me? also what information would you need for the final or set numbers? im house hacking and very nervous

@Dan Barli thank you, im concern about that i notice 2 years ago the value and taxes were much higher but now is lower according to the tax assessment paperwork not sure if this is a good or bad thing. but after the close, i want to fix up the basement have it rented live for 1 year then move to Philly to buy a duplex.

im planning to buy a 3 unit property in NJ here is the details

purchase price $369000

seller concession $10,000

closing cost $15000

downpayment $18500

rate 4.651%

1st floor 3 bd 1500

2nd floor 3bd 1418 (section 8) hoping to get $100 or more

3rd floor 2 bd 1250

property taxes 11500 ( with town stating 2% increase upcoming year) so add 300 to that

insurance is 200 a month estimate

water is 200 a month est

repairs 200 est ( was recently rehab 5 years ago)

vacancy 200 est

misc 100 est

total cash down is 23k for everything reserves taxes etc since 10k concession is going towards closing imliving in one of the unit's bedroom with cousins so i expect to net $600 a month and live rent-free. the basement is unfinished but would like to find an investment app or site that will show me 5 to 10 years from now how this investment will be seeing how i would live in the property for 1 year.

I was thinking the same thing let me know how much the cost is but my family over there are saying with the expected people leaving prices will go down more
