I purchased a fourplex in Inglewood CA last year and am wrapping up rehab very soon. I'll probably have around 200-300k in equity so Instead of paying down the credit card debt I've accumulated, I'm thinking about scooping up a property in Puerto Rico to pay it for me. I'd like to take a HELOC out to pay for the down payment.

So, I'm looking to visit Puerto Rico sometime this fall. Very interested in either purchasing vacation rentals or small multi families. Must be turn key though. Any advice on dependable property management would be helpful as well since this will be a long distance investment. 

I just started doing research on the island and it seems there are a lot of cash flowing opportunities. Does anyone have advice?

Ok sounds good. I hope he reconsiders because of the paper backed lath. Another question Manolo D. - is 3/8 plywood acceptable u see stucco? Or is 1/2 plywood the only thickness acceptable? Thanks Mario

Chris Aholt Mike Garrett The Stucco contracter s used a lath that had a black paper type layer on it. Wouldn’t that be work for waterproofing? I just checked it today.

Inspector says I have to tare it all down and put the housewrap on over the plywood. This sucks! He's going to call me again tomorrow if there is anything else he can figure out. I don't know what he means by that or what else he can discover. Seems like the decision has been made.

Hi I'm in the middle of a stucco project. Showed the city inspector today and he said that we are missing housewrap over the plywood. We are already at the scratch coat right now and I'm worried that we will have to take it down to put the wrap on. Is housewrap required for residential properties? I spoke with a stucco contractor today for a second opinion. He told me that housewrap is only required for commercial properties. Any advice would be appreciated thank you

So far after asking around other airbnb hosts in Inglewood, seems like the city hasn't really caught on at all just yet. There are not many hosts in the area right now.  But i'm sure once the big stadium is built, they will start putting rules in place. thank you all!

@Manolo D. So just list it without notifying the city? Perhaps that is the way to go. I think regulations on STR will become more strict in the future. For now, I think the cities are still trying to figure it out. Might as well take advantage now that it isn't super regulated.

@Bill Cereske  I contacted an airbnb host in the area and he said I wouldn't need a business license. Going to ask around a bit more.
