yeah i know but i want to avoid getting many pulls on my credit from different lenders vs getting one that can be use for all. the 20k yes year 1 but this year 2 no i will show a loss but if i go at the 2 to 4 unit then the extra units will replace that and boost buying anyway,

yeah i dont mind moving to PA or NC in order to HH then rise and repeat. i just want to give my own market one last review before i for good cross it out. lower value homes may not be low in comparison to a 600k duplex with 12k taxes per year, a 425k home in NC or PA is high for the area with lower taxes which is all comes down to is the taxes in order to make future cash flow possible.
how would i find agents who are also investors here in BP? for pa/nc markets?

your right but my home market right now is north jersey and prices to buy a 2 unit range from 500k to 600k and taxes 10k plus. i dont wanna waste agents time in NJ if the price i can afford is no where near enough to buy a 2 unit so my next best bet is PA or NC, so its basically narrowing down budget so i can be realistic

This assumes you have no car payment, no student loans as stated. You will need a letter from W-2 employer stating you are remote in the future for three years. Also assumes you worked same job W-2 past two years. If you have depreciation that can be added back in as income.
i also want to do bi weekly payments so i can have that extra payment at the end of the year without being personality for it. That is my plan, low down payment 5% conventional loan, rent out second unit or if single fam with adu, rent the adu unit out. have monthly payment break down into bi weekly payment to create that extra payment towards the end of the year to have that be use towards principle. i have included 28% to any payment which includes capex, repairs, Pm and vacancy

Answer to that question tells what you can qualify for.
20k is the net after all, i usually range 20k to 40k but using 20k as a safe number. but i may not use the business income this year to help qualify, i will be looking for a 2 unit and using that 1 unit income to help

thanks, what i am trying to do is get nj/pa down first since those i live in and if the prices or doesn't work out there my last backup is NC, i am going there in april to get a feel for the area to see if i can picture myself living there. i appreciate this tho!

just got all my docs set from my accountant and ready to hit the floor running.
i am looking at PA and NJ for possible buys. i want to know which towns/cities are best right now for a house hack.
i work from home and have 100k capital and make 80k to 100k.
no debt
