I could help you in PA but not NC unfortunately. I have seen some national lenders around here.

Have you shown that 20k of side income on your taxes returns the past two years? That will you give you a boost in buying power.

You have a top tier credit profile which will help and looks like you have plenty of capital for the lower down payments available to a house hack.

yeah i know but i want to avoid getting many pulls on my credit from different lenders vs getting one that can be use for all. the 20k yes year 1 but this year 2 no i will show a loss but if i go at the 2 to 4 unit then the extra units will replace that and boost buying anyway,

@Mario E Gonzalez, you said you're interested in house hacking but then mention that your market is too expensive. If you decide to buy in PA or NC based on lower home values, then your investment strategy is going to change unless you intend to move there. It's usually ill-advised to be focused on multiple markets. Depending on the real estate agent and their business structure, I highly doubt you are wasting their time by asking for lender referrals and connections. If you successfully get pre-approved, then you're doing the real estate agent a favor by bringing them business. I agree with Dennis, it usually starts with the real estate agent.

yeah i dont mind moving to PA or NC in order to HH then rise and repeat. i just want to give my own market one last review before i for good cross it out. lower value homes may not be low in comparison to a 600k duplex with 12k taxes per year, a 425k home in NC or PA is high for the area with lower taxes which is all comes down to is the taxes in order to make future cash flow possible.

how would i find agents who are also investors here in BP? for pa/nc markets?

Quote from @Dennis Nguyen:

Hi Mario, I'm not in your market but another approach is to find a good agent FIRST that you want to work with and can help with your house-hacking goals. Typically agents have lenders they can refer you to :)  Once you find an agent, you'll easily find a lender.

your right but my home market right now is north jersey and prices to buy a 2 unit range from 500k to 600k and taxes 10k plus. i dont wanna waste agents time in NJ if the price i can afford is no where near enough to buy a 2 unit so my next best bet is PA or NC, so its basically narrowing down budget so i can be realistic

$450000 to $540000 sales price depending on rents with no HOA

This assumes you have no car payment, no student loans as stated. You will need a letter from W-2 employer stating you are remote in the future for three years. Also assumes you worked same job W-2 past two years. If you have depreciation that can be added back in as income.

is the price range you listed for a 2 unit or single with permitted adu to add income? yeah i dont want anything with a HOA, no debt no car payment no student loans. have the w2, this is a new job but before that 5 years hybrid role so not sure if i need to wait a few months with new job before it can be accepted as truly work from home even tho my offer letter states this.

i also want to do bi weekly payments so i can have that extra payment at the end of the year without being personality for it. That is my plan, low down payment 5% conventional loan, rent out second unit or if single fam with adu, rent the adu unit out. have monthly payment break down into bi weekly payment to create that extra payment towards the end of the year to have that be use towards principle. i have included 28% to any payment which includes capex, repairs, Pm and vacancy
Quote from @John O'Leary:

@Mario E Gonzalez you don't need to use any income to qualify for financing on the investment side. Cash reserves is all you need.

i want to house hack and not use up all my capital on one place, if i can house hack by renting out rooms on airbnb or a unit out, add 28% to whatever my payment including taxes and insurance, if that all covers it, i can repeat the process. which is my goal, if i go the investment route would be putting too much capital down
Quote from @Caroline Gerardo:

What is the IRS net bottom line income from side business? VS what did the business deposit into one bank account for the past 24 months?

Answer to that question tells what you can qualify for.

20k is the net after all, i usually range 20k to 40k but using 20k as a safe number. but i may not use the business income this year to help qualify, i will be looking for a 2 unit and using that 1 unit income to help
