Who is responsible for the fence damage caused by a severe storm where:

Usually, when an "inside" side of the fence (with the horizontal 2x4 bars across the fence) is facing the owner in the owner's yard, the owner is responsible for the repairs.

The situation:
The "inside" of the fence (with the horizontal 2x4 bars across the fence) is facing the easement (which acts as a storm drain for flood control) in a HOA neighborhood. If the HOA is responsible for the easement, is it also responsible for the fence as well?

Let me know as I, an owner, and a neighbor are victims in this situation.

From your experience, what are the pros and cons of this loan?

I am trying to understand how investors are to purchase a property and have $ available for rehabbing then sell it. How does this work? Does one get a mortgage loan and then a personal loan to use for rehabbing? or... is there something I am missing?

I bought my first house using FHA Loan and the data is as follows:

Fixed Interest: 5.75%

Loan’s first payment was made on 01.01.2019

Term: 360 months

The question: I am a year in and I am wondering if it is worth or suggested to refinance to lower the interest rate and use the free cash towards my investment property. I am seeking ways of how to start out as a RE investor.

Aye or nay?
