Hey Craig, congrats! I’m going to PM you some resources because what you are asking is a very broad question. 

Utilities, park owned homes, zoning, etc are some of the things to look at. You’re looking at what is needed to do thorough diligence on a mobile home park. Check your PM.

@Todd Campbell check county records on who owns it. Typically if they owned both they would sell together. If that is a problem portion then yeah maybe they are.

Can you complete your due diligence after auction after you win or does all DD need to be done pre-auction?

Is a phase1 environmental report and survey being provided? 

I ask all think because the minimum you will need are those two. Others are necessary but not expensive. 

You’re kind of asking how do mobile home parks work which is a lot to answer in a forum.

Datacomp does formal reports. You’re better off calling the parks surrounding one you’re interested in and asking them what their rent is and whether water, sewer, and trash are included or not. You can also find out if they only rent the lots or if they have some or all park owned homes. Gives you a good gauge on the market.

Hey Reid! You want Metron meters. You do not want to use their installers so just hire a plumbing company to do it. Metro s contractors might sound less expensive but it’s not worth the headache dealing with theirs. Get the meter that goes right after the master as well so you can immediately tell if there is a break in the main line. Have someone onsite while these meters are being installed for when challenges come up you can make decisions on the spot. You don’t want to start and stop midway through. You can also inquire about Metrons meters that don’t require the gateways. They are better meters and they don’t advertise them.

There’s really two ways to go about determining markets. You either source deals nationally and when one looks good then you research the market to see if you want to own there or you research markets and choose the ones you like and farm those markets. Both are good and we started out researching markets to target and later transitions to finding the deals and the. Researching the market they are in. Depends on your comfort with investing across large geographic areas and marketing budget/strategy. 

I think that’s what you were asking but if not then please. clarify.
