I'm from Camden, NJ as well. I have a rental in Gloucester City, but I'm planning on investing in Camden, NJ this year. There's a whole squad of people that invest here and they do very well for themselves. So I encourage anyone to invest in inner cities. The money and the math makes sense.

I have an agent right now, although we're working on a House Hack outside of Camden. However, because of low inventory I've been looking at my future options. I live in Camden and have grown up here, so I feel I have an upper hand distinguishing the good areas from the bad, as well as an "untapped" market with tenants. There are alot of quality people here, so it doesn't scare me away. However, running numbers aren't as easy as the comps aren't as out there as they are in other neighborhoods.

Hey guys,
As the title says, I'm interested in how you would go about running comps in low income areas. I want to start brrrring properties in my "backyard" Camden, NJ, but I'm having a difficult time finding good comps. If you don't know, Camden is a low income area, and most homes don't sell here. However, there is money to be made as in good cash flow. I want to use hard money to purchase, and rehab the properties, and then refinance them. But I'm having a difficult time running numbers.
Any thoughts, suggestions, or help would be greatly appreciated!

Hey guys,

Any of yall tried a 203k Standard loan in South Jersey, Gloucester/Camden counties specifically? 
I'm calling some up to see who has experience as I know these loans can be complex, however they seem to have the most potential in terms of getting a good deal.

It's not a dangerous section. The immediate area around it is a little run down. What are your numbers looking like?

I live in Camden. A couple other members on here have bought property before and rented successfully. I would say as long as you do your due diligence, and make sure the house you purchase is not on a dangerous block. It might not be a bad investment. 

@Gregory Iciano It's more of a block by block basis, not really neighborhoods that you should be staying away from. I live in Camden, NJ and have been interested as well in investing in the neighborhood.
