@Frank Adams as far as education on BP, the forums are my favorite places to learn. Originally i was really into the podcast but wanted to tread in a little deeper water when it came to MF.

@Amanda Major sounds like you know the answer. To continue to reach your goals you are eventually going to have to get out of your market sooner or later. 

Look for properties with an adjusted pro forma, add your property management fee and look for properties with the same returns as before. 

Obviously need to know sub market indicators, but if you are within an hour of your house it should be pretty easy to master such a close market. 

Just my two cents, go big!

Going through a 36 unit repositon Spartanburg, Sc. First things I knocked out were...

-seal coat parking lot

-new roof

-wrapped fascia board

-painted and improved on-site laundry

Trying decide wether I should paint the entire complex or not for overall aesthetics and "rebranding." 

There is more to consider than the numbers on such a qualitative improvement, this is going to be a spirit lifter. 

How do you all weigh an improvement like this?

Warren Buffet says when evaluating intrinsic value "it is better to be generally right than precisely right." I think he is right here?

@Todd Dexheimer as a Greenville, Sc native it has been very easy to focus on my hometown the last few years.  However, I have recently begun tapping into areas like Spartanburg where cash flow is a little easier to purchase. 

Anderson County is also a solid one that benefits from the growth of Greenville but is  supported by its own job growth, as of late

Good advice @Michael Dorosh.  Learn as much as you can, get around investors in your current market... Plenty of skills that you can pick up just being around guys working in the business. You are definitely in the right place for info. I started researching on BP/ listening to podcast/ reading bookcs late 2015, bought my first single family in February of 2016 and now have 75+ multi family units and GROWING! (Part time)

I had a 3| 2 sit for 90 days in Gower @1200. Everything I have at 700-800 is flying off thr shelf.
