Hello, What if you get a broker license in your state do that license protect you for the other states or you have to get a brokerage license everywhere you go where wholesaling is illegal at.

I have one more question why 70% rule or .70 why not .60 or .50 and so on. Just because what if a house ARV is 48,000x.70=33600 then the rehab cost is 12000 then assignment fee that $16600 that some serious negotiation to the seller for that price.

what are you calculating when you are trying to find out the ARV on a property, and if you are wholesaling a deal how do you put the assignment fee in.

Hello,

My name is Mario and im a newbie to the real estate investing game i was hoping you can spend some time out of your day to help me with wholesaling. Is wholesaling a good way to get you capital up so you can do fix and flips or any other real estate investing in that matter. Where do i start do i go after the seller first or the buyer what worked for you and also what fees are involved and when i close a deal what are all the partied that are involved with the deal.
