Amanda,

Maybe you can find a local real estate investor first and try to make a deal with him/her to find a property that will work for you both.

You may have to offer to help out with the house to make the deal more attractive to the investor. Good luck and let us know how things turn out.

Mikel,

I think you should only do research on properties for which you have exit buyers. Your buyers will tell you which areas and how much they will pay.

I have a question. If the property is already listed as an REO what role are you playing in the transaction? How are you putting the deal together? Thanks for sharing your process.

I am working with a group looking for rehab and flips in Las Vegas. They have a friend that is an agent but doesn't understand investing. There is no buyer agency contract signed with the friend.

I could use some help understanding the market, locating property and the inside scoop on the trustee sales.

I can't seem to find any wholesalers either. I get listed homes that "wholesalers" don't control.

If you wanted to get back into wholesaling in California and western states I can put you to work full time.

If anyone has wholesale deals they aren't keeping, I need them. I have cash buyers that tell a friend about a deal and now the friends want in too.

Marie,

If you singed an agreement with the agent then you need to review your contract and see how it reads. He may be entitled to a fee regardless of who found the property. You may also need an attorney to review the contract and advise.

If no agreement, then have a conversation with the agent's Broker and discuss why you are firing them.

If I was the broker, I would want to know about his actions and the builder's actions so I could address the situation.
