Post: Tax Delinquent Rural Land Investing

Can anyone who is actually or currently investing in rural (raw and unimproved) land possibly tell me how or what is the most efficient way to locate tax delinquent property owners of rural land other than going to the municipalities themselves?  I have had the worst time getting the municipalities to cooperate.  You would think they would be falling over backwards to assist, considering this increases the likelihood that the delinquent taxes would be brought to current.  It is a lot easier for them to supply the same list for improved or built upon properties but not so much for raw land.  

For some reason, the list and department that handles zoned and improved upon properties are telling me they do not handle raw land and send me in circles.  The tax collector sends me to the appraisal district, which sends me to the tax collector.  I have even corresponded by email and forwarded all responses to each department, to no avail.

For anyone who is thinking about recommending Agent Pro 24/7, they do not provide or provide an accurate listing for delinquent taxes.  Their own support recommended not to use their platform for this, but to go to the municipalities.

As many of you may or may not be aware, San Antonio, Texas has instituted a new and very innovative open records library. This feature now allows for the research, location and downloading of code violations without having to contact the city, city officials or submitting an open records request.

Would anyone who has recently, in the last year or two, accessed this feature, be able to tell me where I can either find a description/breakdown of the code violations or what codes would I be looking for as a Real Estate Investor to best identify potential vacant properties and/or motivated sellers?
