Hmm every single time I tag someone, everything after the tagged name completely messes up, everything seems to get linked up to the name and if I try doing something like deleting one word, the whole sentence and tagged name deletes, also anything I write after the name is blue now, it's weird, I'm not sure if it's just when I'm typing or if it'll show up, I'll try it and see what happens.

@Colton Fairchild is it alright if I connect with you and possibly ask you a few questions in private message?

Now it doesn't happen, maybe it's only when the tagged name is in the middle of a sentence, I'm not sure, but I did want to speak to you in private message if that's okay with you.

Both, should I maybe think of reducing the % if the house looks nicer or if it's in an area where the houses seem to sell well, how can i adjust it and not be wrong, I don't mind going up on the price so long as I can actually get it sold and not go broke doing it you know?

I feel a tad bit lost, can someone please help me out?
See I've been following this formula, but I've been told time and time again that my offers are too low, am I taking off too much here, can someone please help me!!!
Formula + Example:

ARV 100,000

x.70 

-repair costs 

-my fee. 

Is 70% too high for the Dallas and DFW area, can someone please help me!?

Is taking 70% too high for the Dallas Fort Worth area, and how do I calculate how much to take off each time even if I'm in a different area or even a completely different state, I usually take off about 70%, if I feel like the situation might call for a bit of flexibility I may go up or down by 5%
