@Michael Blum Thanks for you input! It’s been such a struggle to make that leap but I know it’ll have to be done in order to achieve the goals that I have set for myself. I love what you said about time in the market not timing the market. This is something that I’ll have to keep reminding myself. I appreciate the feedback. Thank you!

Thanks for the advice. I will definitely look into getting that book for myself. It’s been tough trying to figure out where to even begin. Are you in any real estate investing groups locally? I live in North County. It be great to surround myself with like minded people and see how others are successful in this field. 

@Account Closed thanks so much! My plan is to do just that. Question..did you own a home at that time? We have a VA loan right now. I was thinking I had to go the conventional route if I did need financing or Hard money loans.

Hi there! I’m new to the whole real estate investing game. My goal is to buy my first investment property within the next 6 months. I am hoping to Buy and Hold but do not quite understand all the lending options. I would much rather save up and use my own money but not sure if that’ll be a good idea. I don’t have much saved but will hopefully build some savings while working my w2. I live in SoCal and would like to invest out of state. I already own a home and was hoping to invest in Az or Las Vegas because they are close enough that I could travel out there if I needed to. 
Is there anyone else in my shoes or were prior? Any advice is appreciated!!
