I'm so glad you had a happy ending. Congrats on another cash sale. Maybe you're not meant to be a Lonnie dealer. Maybe you'll just sell everything for cash. Sounds good!

There is a book called "How to Build a Real Estate Money Machine" by Wade Cook that covers basically the same concept as Lonnie, but with SFHs. He would buy homes with low down payments (by seller financing or assuming loans), rehab them modestly (a couple thousand), then get his down payment and rehab costs back in the down payment from the buyer and the difference in equity he carried on a note.

But like others have already said, the huge cash flow and low investment is the appeal with Lonnie deals. Also, not having to go through title companies and formal closings is another benefit of Lonnie Deals.

You can also do similar deals with land. There's a developer in my town who buys large tracts of land, divides them, put wells and septics on them, and sells an acre lot for $38,000 with no credit check. The terms are $1,000 down and 500 or so dollars a month.

It's my understanding that you get a bond from an insurance company and the cost is a few hundred dollars.

Terry, have you made your decision yet on taking this home?

Is this the same park where you've bought several other homes?

I'm still looking for a park like that. The ones whose managers I've talked to that do have older homes have either already sold all the older homes they owned themselves and are now moving in newer homes or have been asking quite a bit more for the homes they do have. Of course, I've told them I pay a referral fee if they let me know about a seller in their park. But nothing has come of it yet.

Will keep looking. I love hearing about your experiences. Thanks for sharing.
