@Eric Lau happening to me as well! I’m fairly early in the process. I will be meeting with my lawyer for the first time next week. What was your resolution?

@Howard C Hey Howard! Very interested in how this worked out for you. I am in a similar situation with a home I am almost in contract with. Should I make sure my lawyer requests an LNO? Did you end up selling your property as a 1 family or a 2?

@Ralph R. Thank you Ralph! That was very helpful. I decided to leave the small issues out of the negotiation and am getting an estimate on what the roof will cost to repair/redo. I am planning to then ask the seller to split the cost.

@Corby Goade thanks for the response corby! I agree. I am going to let the little stuff go and try to get some money for the roof. I am trying to get a roof specialist ASAP to give me an estimate of the work needed. I am working with an agent but we have not signed the contract yet. She recommended i do the inspection after my offer was accepted but before signing the contract.

@Caleb Heimsoth Thanks for your response! I am trying to house hack so I will be living on the other side. I am considering it like a luxury house hack. The rental income should cover the mortgage which is great but if I found something where it didnt cover it in full but my family was comfortable I would still be open to it. I am going to get a roof specialist to check out the roof just to make sure there arent any more serious underlying issues. If not and I will just be paying to replace the roof I will ask them for 15k and if they say no I can still comfortably move forward with the deal. If the roof will cost more than 25k we wont be able to get this one.

@Carl Millsap Thanks for your response! I was thinking the same. My agent told me he probably has a team in place that can fix those issues right away but I want to focus on getting some money off for the roof instead. They have not had the property for long, I think they bought it a year ago and reno'd it. I am not sure the claim you speak of but I will look into it today to see if that is in option.

@Max T. Thanks for your response! I was thinking the same. I confirmed that the plumbing/electric work was minor and I dont mind paying someone to come do the work. I was thinking the same to ask for 1/2 the roof because I know i was at some point going to have to pay for it during the time I owned it but since it is expected to be so soon I would appreciate some help. However, if the repairs to the roof are not over 20k and the seller wont budge on any credits than I can still afford this deal. If its over 20k it would be pushing it...

Hello again bigger pockets community!

I’d like to start by saying I am grateful for all of you’re responses. This process is driving me crazy in a good way and I know that when I am stuck I can always come to these forums for some advice. I’ve been planning this house house as of February 2019 and now that the time has come it feels so surreal. I feel prepared but also understand that certain things come with experience.

Ok let’s get on to it then! My offer got accepted on a 2 family home this past Sunday. A beautiful newly renovated 2 bedroom apartment where i will be living with my husband and daughter and a 5 bedroom unit next door (also newly renovated) with 2 bathrooms that we plan to rent by the room. There is also a basement that I will be renting out to my brother. After doing the math of the rental income vs the mortgage payment I should break even which was my goal. I want to start this journey to financial freedom and the first step was to eliminate my living expense.

So offer accepted on Sunday. I scheduled an inspection for today, Wednesday.

Summary of the findings:

1. 6 minor plumbing issues (accordion pipes in bathroom sinks, leak on dishwasher valve, grout in shower where there should be caulk etc)

2. 2 minor electrical (outlet in 1 basement room doesn’t work, there are tons of other outlets that do work, and second floor bedroom light switch turns off the outlets in the room- all other rooms don’t do this). I refer to these a minor because according to my inspector each issue should be about $150 to fix. Please let me know if you disagree with him. I am going to be calling some specialists tomorrow to get some quotes.

3. The basement is made of stone wall which my inspector says is prone to moisture getting in which turns into mold. We spotted some exposed spots of stone wall which had this white mold. However, majority of the basement has the stone wall covered with drywall so he wasn’t able to check all of the walls. He said he doesn’t think we have a current issue but that this will probably become an issue down the line in 3-5 years.

4. The biggest thing. The roof. The inspector said that it’s pretty much at the end of its life and will need to be repaired in about 2-3 years. In addition, it has 3 layers when it should have 2. The bottom layer looks like cedar shake is an inside layer and it’s expanding. He says a roof that size would be estimated at 20k.

I am waiting for the official report and then I want to negotiate my offer with the seller. I am torn between asking for the minor repairs and a credit for the sales price (is 20k too much?), only asking for the credit, and/or getting a home warranty. I am hesitant because I want to close on this house but 20k is a big expense to plan for. I also don’t want to turn the seller off because he has another offer on the table. But if he goes with the other offer I’m sure this issue is also going to come up.

@Francis Morris Hey Francis, thanks for your reply. I was a bit unclear in my post. It is already a legal 3 family home according to the city of mount Vernon online. It is currently being used as a 2 family home and with the doors I want to add/remove it will be 3 separate apartments. I am still waiting on my agent to confirm but i think there is only 1 meter for the whole house. I am planning to include utilities in the rent for my tenants.
