Good morning BP Investors,

I've spent several months preparing and I'm looking forward to my first real estate purchase this fall/early winter. I'm from Pittsburgh but reside in NC. I get back home to Pittsburgh frequently and Ive been impressed with the developments on the South Side and Bakery Square area but Ive always wanted to own near the casinos and stadiums on the North Side or Manchester areas. I'm looking for multi-family over SFH but if the numbers look good im open to both, any advice would be much appreciated.

I've been looking at single and multi family homes to occupy as a second residence and or rent. The property list price are coming in quite lower than the tax values and recent comps. Is this area a gold mine or fools gold?

It's a property that I can pay cash for and needs a few thousand dollars of TLC. I'll just wait till the 14 day period and make an offer. I'm glad I asked the question and have been even more enlightened by the various responses. My intentions were not to break a law or deceive but to see if there is another way of meeting my objective in acquiring the property.

It's another newbie with big dreams but tiny pockets at present. I'm curious to know what's the value of seeking a RE license vs home appraisal vs contractor license? I understand Kaplan offers all three. I believe in investing in one's self when ever possible in order to gain better understanding and effectiveness , but are any of these pursuits really needed from a buy and hold investing angle?
