HI TEAM, I am very excited in this process of purchasing my first rental :) 

Can anyone give me a breakdown with numbers of what closing costs to expect when closing on a 4-plex in AZ , Paradise Valley ? 

I want the seller to take closing cost , and give him a % of how much this will be / how much I will pay for the deal ;)

Hi Team, 

I am just starting out with flipping in Arizona. ***excited / curious / humbled***

I was wondering if anyone who has done several flips in Phoenix-Arizona before, and would be like to share their experiences and offer me advise during the process ? 

Can someone share their experience throughout the process, like all the little questions you have no one seems to talk about ? 

Do you really need an LLC / how to write an offer / how can I raise my chances of getting an offer accepted / where can I find equity partners / any tipps for working with contractors or finding good ones / how to set up a contract with equity partners / how does the selling process work / tipps for advertising the fixed up property ...? .. its a long list for me.

Since I do not know anyone in my network yet who I can ask those questions, I am reaching out to the community. :)

Well I guess some of you guys know what its like and have been there! 

So help is appreciated! 

P.S: I am looking forward to the day when I can finally share my advise with someone on the house flipping topic

I am really getting into the meat and potatoes of getting a deal. I want to do a flip in Arizona.

Still I am reaching out to find an equity partner to whom I can be the "sweat Parter" to^^:)

How do you guys find equity partners ? 

Do you have experience with foreign Investors ?

Hi, 

I am a foreign Investor from Germany.

I want to get together with people who do fix and flip deals in Phoenix Arizona. I can contribute time and energy to find deals as well as I have set up a real Estate structure DW LLC and AZ LLC.

I am looking at 2 potential properties that I  made offers on and already reached out to lenders for capital. 

My interest is to build a network of people who have experience in doing flips in Arizona, who want to partner up potentially and / or are in Phoenix, to take care of admin tasks ,for I can not be immediately in Phoenix for the next month, in case the offer gets accepted and errands have to be completed.

I am writing my first business plan.

My company structure is a wy LLC , that's hold local AZ LLC wich hold the CRE Multifamily property.

How do I set up the plan ? Coming from the WY LLC or for the AZ llc?

Do both entity’s need seperate business plans ? And do I include the property into the business plan of the AZ llc ?

Advice is appreciated :)

Hey, 

I am Mariesa, 26 , german.

Since 3 years now, I am educating myself financially in Real Estate Investing.

So far I know my target market, property type, investment strategy, the type of company I want to have and I have a network / team of people who can help me to get set up and maintain the long run. Its just waiting for me to get started.

However, I would like to fine someone, who is from Europe too and did what I want to do. How founded an entity in the USA , LLC and / or Umbrella company to buy real estate in the USA. I would like to hear your story and how everything came about for you. How did you get started ? To where I want to be it is still a way to go ( and fly ;)) and

currently, I find myself in a bit of a challenging situation. Some encouraging words and a success story will be helpful. Moreover I am looking for structure on how I can go on from here, for what is coming up next. I appreciate your time. 

So here is to me :) :

To invest in real estate I want to found an entity in the USA, Arizona. Therefore and for the down payment, I would like to apply for fund and grow business credit. I also have about 12 K of credit repair to do... To ask for most business credit in the USA I will need a Social security number and a registered address in the USA. 

So my question is what to do next ? 

A: Make a real Estate License in USA, then find a Broker as a sponsor (job) , get a Social Security Number and address, apply for business credit, set up the entity and buy real estate. 

> Thought: I am in contact with brokers, asked for possibility to get sponsored after license, see my options and go from there. Possibility I might not find a job... Real Estate Lisence would be beneficial anyway.

B: Private Credit is not an option. I don´t know any rich people who can lend me money.. Private loan from a bank might be, but it adds to bad personal negative credit score... Business credit without a Social Security number is possible in the USA but not easy, still might be an option. Do I get a Social security Number when I found an entity in the USA ? How do I get funding to set up my entity and have money for the down payment in the USA otherwise ? Does anyone has experience with credit builder loans, start up capitals, venture capital, or hard money loans ? 

> Thoughts:  I need more information
