I have been speaking to a PM and he told me I should not charge him the pro rated amount for rent. He stated I have to be very careful about doing so. My lease agreement states the tenant is required to give a 30 day notice and the tenant did not give the 30 day notice. I thought about hiring this PM, but I am thinking maybe I should fine someone else. What are your thoughts?

I have a PM that I found that used to go to school with my husband. The PM that I talked to today stated I should just move on and not keep a pro rated amount for the rent out of the deposit. He stated I better be careful doing that. I do not know what the TN law is regarding this. Do you? We are thinking about hiring this PM, but I am wondering if I should find a different PM. What are your thoughts. This PM stated he will not list the property untilthe last week of April. I do not understand this. I think he should list it tomorrow. What are your thoughts?

He notifed me on April 8th his is moving out at the end of the month. 

He stated I am annoying him because he broke the lease agreement and I brought it to his attention. He has lied to me about different things and will not answer me and most of the time he just ignores me. He basically thinks he can violate the lease agreement and get away with it.

What can I do about this if anything? I am a new to this and need advice on how to handle this situation.
