A client already got approved for a mortgage with 3.9% interest rate for a 445k home in Richmond area but we are looking to find a program that can assist in down payment assistance that can work in conjunction with his current mortgage program.

Hey everyone! 

Im working a deal with my grandmother and part of the negotiation is to do a "ladybird quit claim deed". This was suggested to her by her banker to pass her asset on to the person of her choosing to avoid family conflict and probate. This would also assist in no business interruption on my end since I will be renting her property so Im all for this. 

Anyone able to provide me some information on ladybird quit claim deed or should a Will suffice?

Looking to do a cash our refi form FHA loan to a conventional loan then use my FHA to purchase preferably a quadplex in the Miami, Broward Market. Currently looking for a local lender who can assist me with this process.
