I do have another question about another property I am trying to wholesale: the home is listed with a real estate agent for $27,500 it has a tenant inside who pays $500 per month. The home is newly renovated and I will get it under contract for $23,000 to $25,000. I just submitted my first offer of $23,000 and they want a deposit  $1000 before I officially submit the offer.

1. How can avoid paying the  $1000? 

2. What should I charge for my wholesaling fee?

3. How do I find buyers? (I'm very new to this)

4. What should I do?:-)

@Michael Faulk thank you for the warm welcome. Here are the answers to your questions:

 How is your contractor not consistent?

He is a family friend who is a professional contractor during the day and working for us on the side. He does GREAT WORK at a very reasonable price, but he sometimes skips days coming. So he has been working on the home since February and the home was in terrible shape.  

Is he on budget/schedule? No

How much longer is the project going to take? At this rate by June.

Do you already have a real estate professional lined up to sell the property? No because I have found 2 potential buyers. And my lawyer and title company are handling the rest.

Hi I'm Marian I'm the newbie from Shreveport looking to learn about the real estate business. I have always loved real estate and I purchased my first property in February and flipping it now (my contractor is not consistent :-/) but I'm learning. Happy to be here and excited to learn :-).
