I am looking for guidance. Interested in flipping properties and would like to know what is the best way/ format to contact a private money lender.

I have a potential property in an area that has become desirable but with the given market I know there are a lot of fish in the sea. Is there a format I can use that would make me look as serious as I am. Any help is appreciate! TIA

What do the numbers look like for someone who interested in BRRRR ? And would cash purchases be the best way to get the most out of a property! Either wholesale or Flip ?

I am interested in BRRRR however, I'm not too familiar with how the zoning and permits work in Hawaii. I'm passionate about real estate and would love to learn as much as I can. I have also considered STR, those would be considered AirBNB type of properties, correct?

It would be nice to have a property that I can have here in Hawaii. Any help, tips would be greatly appreciated!
