What is your input in this kind of investment in Florida? Do you think Orlando is a good option since UCF is huge?

I lived there few years ago and I'm quiet familiar with the market/areas, but never invested, so don't know much of ROI and cash flow there.

Hello BP community,

On the idea of furnished rentals for students, which of these markets would work best: Houston, Austin or somewhere else? (Thought of Texas because long term rentals there are good as backup plan). Also, for this kind of rental, condos or SFH?

Looking to do individual leases per bedroom and include basic furniture and home itens.

Any suggestion on regulations or things to look out for will be appreciated!

Yes, I saw that, but there is nothing on “furnished” or “student” categories. Because the leases are for 6 months, ST rental was the closest option.... :(

I wanted furnished to get an edge on competition, and yes, I would have the leyco-signed by the parents. 

Are you Texas? What is your opinion on Houston and Austin for this kinda of business?

And lastly, why did you chose a 4bed/4 bath condo and not a house?

I will look for a realtor to help me finding homes in the area that are in good condition. Being out-of-state makes it hard to manage renovations.

@Mariana Pasin What Bob said is consistent with what I understand about that market.  You won't find a turnkey company in your area just because the numbers don't work.  You have to look to markets with better rent/price ratios.  That's what I started doing back in 2012 when I started with turnkey.  Look Midwest & southeast.  But make sure you visit the area and meet those you are considering working with.  Turnkey companies are plentiful in these areas, but the really good ones are much harder to identify.

In what markets do you work with turnkey properties?

As my first investment, I would like to have a move-in ready home to get some experience with the process. 

Any suggestions?
