I got all fantastic tips in this thread! Very much looking forward to the Navy Yards development, and expand my search to Germantown and Brewerstown as well. 

I'm monitoring the rental situation on Zillow, specifically in my focus zipcodes. Will make a definite decision this summer. 

I visited Philly this weekend, and oh boy is it pretty! Sooooo pretty! The trinity homes are jewels! The food is amazing! Not passing on Philly. But need to make further research 😀  thank you guys!

Thank you for the input. I follow the news for Philadelphia and it looks like the current mayor has no clue on how to attract companies back to Philly. Biotechnology companies were supposed to move to Philly in 2022, but the deal never went thru. So did thebdealnwith Amazon. It is the lack of employment that concerns me. 

Most people commute to the suburbs for work with the average travel time being 1 hour to 2 hours. So they end up leaving Philadelphia altogether. New graduates leave the city to move to NYC.

The population flight is continuing to this day.

I follow philly 's cbs news religiously to see what is happening and when is the right move. I am doing this alone and cannot afford a bad investment.

Last time i went to Philly was for the 2012 Flower festival, and I was surprised that amid a fairly important event, the area was empty, with the exception of the Amish Market.

Thank you so much for the response. Besides the neighborhoods mentioned in my original post, I am looking at Society Hill.

I found a 2 unit property in Queen Village that for some reason is renting $200 below market. The property is by Jefferson Park. 

The area is adorable but seems to be only serviced by bus.

Hi all. I am interested in buying multifamily in Philadelphia.

I have been twice, 12 years ago and remember a rather barren city in the downtown area. Not sure if things have changed but saw the prices of multifamily to be very low...drastically lower than NYC for sure.

I'm considering Passyunk, Queen Village and Wharton. Is Philly worth it?
