If he was evicted for non payment of rent, they probably withheld deposit and credited deposit toward rent and they collected 10% off the security deposit because it was paid for rent.

I love Buildium!!! Quickbooks will allow you to track financial data but buildium is a one stop all-work orders, online maintenance request, advertising, leases, and financial data.

I'm not sure about there but in Florida you can manage properties for one owner without a license if your paid a salary. I would contact the state licensing agency or an attorney.

Have you submitted for the zestimate to be revised? While it doesn't mean much to experienced people I have had my buyer dispute with me on a home price simply because of that. Your home is over zestimate where all the comps are listed way under. It looks like there is a few on the market near you so you have to also compete against those and it seems like most of those have been on for a while. So area is cold which makes it even harder but if your getting lots of showings then it can only be price. Good luck!!!

I am not an attorney, but from my understanding if there is no listing agreement the broker does not have to give his opinion of worth.  You can contact the Board of Realtors for your area and they can get a legal opinion for you.
