Hello everyone, I would love insight on how to handle this situation. I have a house hack that I've transitioned into renting out 5 bedrooms individually (so we've transitioned out of that property and are not living there)

There are issues with two roommates, and would love insight on how to handle them. I also realize I'm the property owner, and I'm not there to parent them, but I do want to make sure they are happy (within reason) and protect my investment

One roommate has a dog and is accusing the other of "disciplining" the dog possibly hitting it (which I doubt but who knows), and bottom line there's just drama. 

I want to know what the healthy line of mediation is, and basically I want to remind them that they're in leases so they have to be adults. Any advice is appreciated! 

Ok this is SO HELPFUL Mike thank you! It's listed through Zillow, but I think they list an agent on Zillow. I guess I've heard that people that are in distress might be more open to getting creative. Is there a way to contact the owner through zillow? 

Hello all, newbie investor here looking to get my second property and would LOVE your advice! 

I saw a listing and in the description the sellers are offering an assumable loan, and I would love to know the best way to approach them! 

I have a sister in law who is an agent who could help with the convo, but she isn't an investor herself. 

I'm curious is they're in distress, and why they're offering that option, and how to make it a win win for everyone. 

Should I find their phone number somewhere? Send them a letter? Drop by with flowers?!

Most companies (relocation, insurance, etc.) will not rent rooms. I rent a room and all of the companies I talked to so far have said no. If you want to go that route make sure it is clear that you're advertising the whole home.

List on every site you can: Airbnb, Zillow, VRBO, ALE Solutions, etc. 


 Thank you so much Jamie and I totally see where that is confusing on furnished finder. We were thinking that the rent by room strategy would be helpful, but I can see it's probably causing more confusion if anything. 

I've also never heard of Ale Solutions, what is that? Thank you again!

This does sound like a common fear with other STR owners on the podcasts, maybe you can attend a meetup to find someone who is experienced in this and get their assistances on this.

I am sure you will have to go through a couple cleaners in your lifetime anyways, so maybe you can ask for referrals from a cleaner, ask them to join you on a tour and have them explain what they do/what you expect, and ask what happens if they don't show up. If you find a cleaner who has a few employees you might be safe compared to a brand new one. 

I don't have experience with this but if you have to refund a guest because it's not clean, I would ask for a credit from the cleaner and start the process of finding another one, if they do a bad job. 

I hope you are able to find a cleaner and have a great time with your growing pains!

We have a "duplex" (we have a SFH where we made a unit upstairs and down) and I am having the hardest time finding renters.

1) Does anyone have experience getting in touch with insurance agents who specialize in displaced families from fire etc? I don't know where to start or what to search to get in touch with this type of insurance agent to network with them. 

2) I am realizing maybe we're a little too far from nearby hospitals to be appealing on Furnished Finder, but maybe that's not true, or maybe it's my pricing?.... I would love feedback on my listing if that is the case!

Hello all! 

My husband and I have house hacked our house, we made it 2 units, we lived in one portion and Airbnb'd the other which was great because we were able to clean and manage onsite. Now we are exploring traveling full time and managing remotely. 

I feel like we can manage remotely, but being the control freak that I am.... I am so worried about cleaners not showing up, and not being there to make sure every thing is ok and up to our standards. I have set us up with remote locks from Yale so the guests get codes, have a handyman that we trust on out team, upgraded our outside cameras, and are interviewing our cleaning team and doing all the things to prep us for doing this remote. 

I would love to hear from other STR owners is this is a normal fear and what you do to mitigate as much as possible! Thank you in advance

I'm a newbie, and I'm debating whether to hire a property management team for my property. We used to self manage our for Airbnb while we were on site, but we are now traveling full time and switching to midterm rental. It feels a little scary to self manage when we might not be close by. 

What are your thoughts for self managing while possibly not being close by? And if we hire a property manager is the going rate 13-15%? What typically is included with that rate? (ex house cleaning, yard maintenance, etc)
