Quote from @Leticia Otero:

Hello! We are ready to househack but unfortunately the hardwood floors squeak quite a bit and also you can hear clearly what is spoken upstairs in the basement apartment. Would someone please let me know which would be the best route to fix this issue? We went to the big box stores but they said they don't do this kind of job, they only sell the hardwood to replace the old one but they don't take care of the squeak or insulating to prevent the noise. I would really appreciate any leads to some contractors in the DMV area that have experience with these issues and can quote us a solution. Thanks!

You might consider adding another layer of floor over the top layer with some sound deadening in between to stop the noise. As far as squeaks, that’s usually a subfloor issue, so if you have east acesss to the subfloor it should be easy to find and fix the issue, if there’s drywall blocking it obviously that needs to be removed.

Thank you @Jack Seiden by any chance do you know some contractors that could do it? I would really appreciate the info. thank you!

Hello!

I would really appreciate if someone can let me know if there is a real state investor meetup group in the DMV area! I would love to meet and chat with people that is oriented on getting rental properties nowadays in this hot area (I know it's tough!). Also I would love to chat about different zones that might be overlooked but have possibilities. Thanks!

Just took the $37 3 day workshop. Has some good strategies and tips on investing. But the mentorship price is just too much! I'll keep learning from the great mentors I found here and in the biggerpocket Facebook groups :)

@Rinku Sinha I posted an ad on facebook. So far working great, had 30 interested people in 2 days...scheduled 8 serious prospective tenants to show the place after choosing the best out of the bunch...following all the advices in the book "the book on managing rental properties" by Heather & Brandon Turner, very useful by the way!

@Aj Parikh it was not from a provider, it is turnkey condition though, no repairs needed! Purchased in Alexandria, VA 22312.Timing was perfect, got great low interest rate, motivated seller and apparently not many people looking for condos at the time 😊. Return will be between 8 & 12%. I was afraid but all the great advices helped me a lot 😃

UPDATE: I wanted to thank you all! Today we closed our first rental, it was a turnkey condo located in northern VA. Got a great 30 year fixed loan...interest that was locked right on time. I was so doubtful to find anything in this hot market that had at least some cash flow, but it was possible!!! Thanks again!!!

Do you think there will be a surge on the number of homes on the market? Are you preparing somehow? Will hot areas chill down a bit?

@Salvatore Lentini I'm looking for that magic place...I'm in the DMV (DC, MD, VA) though...and I hear the grass is really greener in other states 😅
