No, it was just listed by a realtor... It is a very small town so I understand that part, there aren't that many people that want to live there. 

Yes, the house is located in a very small town and realtors have not been able to get it sold or rented which is how we got it.  So we are looking to show it without having someone there and trying to ensure we don’t get someone that ends up messing up the house.  

I was thinking I could just do a little terms and condition thing that they can sign and get a copy of their DL, a phone number, maybe get like a pre application? Would probably also help getting serious inquiries too. 

Hi everyone, I have a quick maybe weird question... My husband and I have a rent-to-own property in a different state and we are trying to figure out a way to show it without having anyone there.  The house is in a very small town and we have been getting a lot of inquiries but for some reason or another people don't seem to be able to show up when we have the open house.  We have a lockbox there, and my husband figured if we got a picture of the driver's license of the person trying to see it, then we should be good giving them the lockbox code and them going into the house.  I, on the other hand, feel I need a little bit more, like something in writing from that person that says they will not give the code to anyone and that if something is not left locked properly and the house is broken in because of that, then they would be held liable or something of the sort.

I remember that there are people who do this, but I don't remember if there is a name or there is an example of said "addendum" for it.  Help?

Thank you Chris! I have been doing research and I have found that most people do send a letter and let them reach out.  Now I am wondering if they send a letter more than once or just the one time.

I have been reading a lot on how people approach someone who has a probate listing, and most of what I see is sending out mailings to leads.  Has anyone had any experience calling the PR directly?  If so, what is the best way to approach it when you call them?
