@Nabeel Oyewole Max Maxwell on YouTube was a great source for me. As well as REIPro YouTube videos on wholesaling. They are longer and do sell you a little bit on their software but it helped tremendously to teach me the tiny in between steps that you don't get from these shorter summary videos. Also I'm new to Wholesaling and always up for a project or to bounce ideas. Based out of San Diego but we could always video chat or run ideas back and forth messenger.

I am starting my Wholesale journey. Had a few things I wanted to clarify and see what you all do. I plan on hiring someone to look at properties for me, $50-$70 to walk through the property, takes videos and pictures for me. Do you suggest I hire an Agent for that area? Can I hire Agents for onesie twosie projects productively like that? I'm still trying to figure out what market I want to focus on. Would you ever considering hiring help through Craigslist for some average person to walk through for me? Second Question: how much do you usually pay for the inspection? Is there a certain type of inspector I should reach out to? (Are they all pretty general, or certain people for certain parts). And that is usually done within a ten-day period IAW the subject to that is added to the contract? And if the inspection comes back bad, that's when an addendum is added correct? Or inspection before any of the signing occurs

Hello! 

I am new to this investing game. I currently live in San Diego, born and raised in Phoenix. But I am active duty and move around all the time. California is too expensive for me to get started in, and even Arizona is starting to get pretty pricey. My plan is to try my hand at wholesaling for the next year or two to get a decent lump sum ( I currently have $9,000), for a down payment and money for a rehab. My long term goals is to buy and hold and hire a property manager to help take care of the rental property. 

I am open to all suggestions from Alaska, to Wyoming, to Florida and everything in between. I am just not sure where to start because googling good rental markets in the US brings up a lot of sources. How do you begin to narrow down these choices? What area or states seem to have a good rental market? When you first began investing long distance, how did you choose your locations? 

Any advice for a newbie is greatly appreciated!
