My fiancé and I just purchased our first property, a duplex, and we will be living in one unit while renting out the other. I've heard it recommended to tell tenants that you are the property manager rather than the owner because it can improve your relationship and they are less likely to come after you (Note: we currently don't have any issues and don't plan to, just being cautious).

But what do you say if you live at the same property? I feel like they are definitely going to know we are the owners. Is that okay? Has anyone had issues with that? Any suggestions are welcome.

Thanks so much!

Hi Jonathan,

My partner and I are trying to get the knob and tube rebate, but we are seeing that it is income dependent and you are disqualified if you make $75K or more for two incomes. May I ask how you received $5,000 per unit? We keep hearing stories about this, but I don't understand how people who can afford properties right now and qualify/receive this program. We would love to get assistance paying for the knob and tube replacement!

Hi Dustin,

Can I ask what ended up happening with this? We keep hearing about the knob and tube rebate, but we are seeing that it is income dependent and so as soon as you make $75K (for two incomes) you are pretty much disqualified. I keep hearing stories about investors using this program, but I don't understand how people who have enough income to purchase properties right now can also qualify for the rebate. How did that all work out for you?

Thank you all. I was hopeful, but you all seem to echo what I was thinking.

We just bought our first multifamily and it needs a new roof. We were able to get seller credit to help off-set the cost, but now we have heard of some people getting a free roof with the installation of solar. Obviously, most companies aren't advertising this openly. Does anyone have personal experience with this? Any recommendations would be appreciated. We know we'd still have to pay for the solar, but it'd be nice to get a two-for-one and pay over time rather than all at once.
