You already own it? You should have a gross income goal by now. I would say 70k on the low end for a 2/2. I also disagree with breaking even in slow season. I don’t get any bookings in slow season even with a heated private pool. That said you have a 2 bed condo so you can do a snow bird no problem. No one will snow bird with me because my house is too expensive. Lots to learn. Just keep digging.  

Totally makes sense, @Luke Carl!  Thank you, sir.  I had it limited to 2 week stays. Definitely tons of lessons. I think opening it up to longer reservations during the slower season could help bring snow birds in. I value your time. Thanks for your feedback!

 Truly awesome feedback, @Andrew Steffens! It can be a tough pill to swallow when I was using IGMS and Pricelab to help guide my rates. I think they have been WAY TOO HIGH. I have not been getting bookings for the Spring or Summer. I just stopped both subscriptions and lowered my prices. How do you choose your rates?  Much gratitude for your time.

Super helpful, @Lake Lutes ! I’m definitely not breaking even in the slower season… I have a lot to learn! I am putting my energy now into getting the spring and summer booked… Thank you for your feedback.

I invested in my first short term rental in Destin last august. While I know that I closed on the purchase just before the down season, I am wondering when bookings start to pick up for the high season. I would appreciate hearing about your experience(s).

Thank you for the feedback. The NM idea sounds like something worth looking into. Also, great reminder to look at areas surrounding a metro area that are STR friendly.

Good morning,

I am in contract to purchase a STR in Destin, Fl. It is my first investment property on my own.

Just beginning to investigate STRs opportunities in ski/winter vacation detonations.

When looking into places like Glenwood Springs/Carbondale, Co and Lake Tahoe, I am seeing a lot of push-back and regulations that keep STRs out of the market. 

Does anyone know of great places that are profitable and  ‘safe’ for ski area STRs?
