I would appreciate a real contribution to this thread, not useless snide remarks. Thanks, in advance, to all that provide solid guidance in this respect. I would happily create my own agreement if I had knowledge of the precise language that should be used, and any clauses that may help mitigate any risks. Thanks.

I'm working on a wholesale deal in which I and the end buyer will be listed on the contract of sale. After the closing, the end buyer will pay my wholesale fee and I will quit claim the deed. I've been looking for an agreement that secures my wholesale fee with the end buyer and ensures the end buyer I will indeed transfer or sell my interest to him. All I've been able to find online are assignment contracts. Anybody have any leads on this?
