What are some of the best pockets to flip in Atlanta and Metro Atlanta? Looking for low days on market specifically

I shop. Constantly. Marketplace, auctions, pallet jockeys discount stores. Amazon returns. Scratch and dents that can be hidden either with paint or behind a cabinet. I stay away from secondhand and thrift places, and make friends with contractors that get huge discounts at supply stores (sherwin williams, plumbing wholesale) Sometimes buying in bulk and selling what you don't need is a great way to meet people doing the same thing as you. 

As much as I love the ease of installing LVP, if home depot is running a free carpet install promo, I'm getting carpet! Not sure if they still do that anymore. 

Know what everything costs, be ready to jump as soon as you spot a deal, and be creative enough to make it look good.

 Yes connect with those doing A LOT or renovating. We install brand new furnaces for only $1700 HW tanks about 1k, We buy in bulk,

Hi Maria! I wouldn't say "cut costs" necessarily, but what we've found works really well is setting our prices for each job our contractors do. For example, they get "x" amount of $ for every door knob they switch, "x" amount to change a light fixture, to lay LVP flooring (per sq ft), to hang a door, etc. With everything easily laid out for them, we can all see exactly how much a rehab will cost, and it also motivates the contractors to get things done! With this process in place, they can make the same amount to change out a light fixture whether it takes them 30 minutes or all day, that's up to them. We've found our contractors are more productive and there is much less confusion on renovation costs/budget.
