No I'm not using a CRM. Thank you I will look into those options!

 UMM ask , do you want to sell, really not sure how else to respond. HOWEVER, do not approach them yet. You have no experience with reno and values. So connect with someone doing deals. Learn then apply what you learn. Heck show them this property. You will earn a fee,

I do not have experience with renos, true. Maybe that's what's making me second guess if I should talk to them or not?

Why not go and knock on his door and say that you've noticed it has been empty for a while and were wondering if he was interested in selling it?  Then finish the renos and sell it.

I have thought about  it and see what he says. What's the worst that he could tell me right?
