Scott Scheel's course or Monte Lee Wen's courses are dynamite. Currently, I'll looking at an assisted living project.

I highly recommend Scott Scheel and his materials. Like anything else though, success will only come through implementation

I attended Alexis' 3-day foreclosure workshop as well and I agree. The tone changes after the class while trying to push their coaching program. Bruce's and Alexis' approach to foreclosure are more distinct than similar in achieving the desired results.

Yes, I would recommend LegalZoom. I created a LLC and a DBA through them buy while paying for priority processing, registered agent, etc. Either way, using an attorney or LegalZoom, you can't go wrong.

I always thought to have at least 18-36 months of cash reserves of your current 9-5 salary in the savings account prior to making a full time transition into REI.

Hi John,

The leads I subscribed to were for single family houses mainly but some of the sites offered commercial, apartments and land. When I spoke to the property owners the majority have an urgency to sell fast but there were a few who didn't call back or were just entering information to see what would happen.

I really like getting leads this way because the property owners were essentially coming to me to tell me they needed to sell vs. me having to send out a bunch of direct mail letters or postcards trying to find motivated sellers. I'm not saying that you shouldn't do this type of marketing as well but I feel my time is very important and I'd rather spend it on other things that will help my real estate investing business.
I've done other marketing and didn't have nearly as great of success as I did subscribing to these sites.

Incidentally I'm not subscribing now because I'm taking a break for awhile and focusing on other areas in real estate right now.

Regarding price point - in all my research I did not find anything below $30 per lead (for fresh leads) and frankly I didn't expect to. I know a lot about internet marketing and I tend to be slightly skeptical of anything advertised as free or cheap. In my experience, in order to get something good, you usually need to pay reasonably for it.

I've used lead generation sites and I think they are great! None of them cost me $100 per lead and they only sold the lead once - to one investor and one realtor (this was for two of the sites I subscribed to - the other only sold the lead once to whoever signed up regardless of whether they were an investor or realtor). The average cost was between $30-$40 per lead. I was getting about 30-40 leads a month without having to work hard for them. They came to me. Here's a few of the sites I've worked with in the past:
