@Thomas Youngman I am excited to find this thread! I have been exploring Portugal as an investment opportunity and looking for others to learn from and perhaps partner with. I am looking for investors on a stellar vacation property on Portugal. I already have some interested, and I need to make an offer, but I am not sure exactly how i should structure the investment, i feel like there are multiple options to make it most attractive. I am looking for someone that could advise me on this! 

@Dee Shaun I think Fort Totten is a good pick, though it is of course a bit early to judge! I bought two investment properties in the area. I looked at all the neighboring neighborhoods are selling at 600,00+ per house, when in Ft. Totten you can still buy for 450,00-500,000. The way i see it, with all the new build happening, it is only a matter of time. The one i bought a few years back has already appreciate 100,000+. The newer house is located 4 blocks from all of the build you mentioned. I would expect it to be worth significantly more when the new build is in, though the development window is about 10 years for completion. However, things are already changing here. I have liked living here also, it is quite accessible, off three metro lines. If you can sacrifice being close to nightlife for a few years, I would think it will pay off in equity and we will eventually be surrounded by awesome new build here anyways! :) Of course the economy could crash, but that would likely hit the same regardless of the neighborhood you buy in. I think you are smart to avoid a condo if you want to invest for return, too many fees and rules and less appreciation.

I've done similar, but avoid the HOA by buying single fam. My first property in Brookland DC went up 100 grand in 3 years. I bought again in a similar neighborhood (Fort Totten), where there is a ton of new build and you can still at times buy a livable and rentable single family for under or around 500k. When you avoid the HOA, you pocket a lot more. You can also add more value to the place to increase value over time (without restrictions). Maybe look closer to DC since its similar price range and likely better odds for appreciation? (Can buy within 15 mins of the Amazon location by metro in DC/VA, which i hear is where a lot of amazon appreciation will come from).

@Brian G. if you had to pick omne or two of those markets that are expected to have the highest appreciation, which would it be?! Or do you beleive they are equals?

@Ross Denman you are so right about a good team! Also - interested in your thoughts on Detroit - do you have certain neighborhoods you are looking at? And what are average property management costs monthly in these areas?

@Kyle Deutschmann thanks for the note - I'll have to look more at B More since its come up a couple times. I thought it was a bit above my pay grade for cash buy lol But maybe I could learn more from your friends? Would they be open to connect? Cash flow is key - more than appreciation, tho i want both if i can be greedy :)

@Marisa R. WOW - you bought a place for 32 k that is bringing in $800 per month? Well done. That's exactly what I am looking for. Any lessons learned from the deal/management? Or has it been pretty smooth? What is the monthly cost for property manager?
