Hey Tammy - I'm in a similar boat and it's so frustrating. Knowing you want to keep the ball rolling and gaining traction but being stuck is hard to get past, but I think what everyone said above is the best route. Looking at it big picture, it's certainly not a bad time to lay low for a bit and tackle renovation debt before hopping in to the next venture. As much as I want to jump into something new, there will 1000% be unforeseen costs again and I want to be in a place to be able to handle those when they come.

Congratulations on getting you license and taking that first step! I'm in a similar boat in that I'm in tech and an investor but haven't yet gotten my RE license. Getting quite scared at the transition, as the more people I talk to confirm the above ^ in that if you're going to be successful, you can't do it part time. But that being said, ~6 months of literally no income is not going to work!

Hi all - due to some changes in my HOA, I need to switch my Airbnb STR over to mid term, specifically month-to-month or anything over that. I am looking to do this by December as I'm planning on keeping my existing reservations through November, but unsure how to get traction as I can't afford to let it sit. Do you have any recommendations on how to get started?

I already switched over the minimum days on Airbnb but wondering what other channels have worked for you and what the average lead time is for mid term reservations.

Hey Bill - when I was preparing my original rental, I ran into a rule after the place which I wish I had known about but you can write off a certain amount of prep work, but the work needs to be done prior to you listing it on the market for rent. Double check with a CPA, of course and dig into that. Maybe the rules have changed but that was an interesting learning.

Hi everyone! I'm in my first year running my Airbnb listing and, while it's doing well, I am 100% sure I have inefficiencies that are costing me. Currently I have it set up so that there is 1 day of preparation the day before and the day after a stay, but this is causing lots of orphaned days between reserved dates.

How have you found the best way that works for you for your own STRs? While I'm actively trying to make it as streamlined as possible, as I only have one at the moment, would it be best to just handle it on a reservation basis? Thank you!

I'm sorry you're having this issue! I'd second Nicholas and hire a real estate attorney. Let me know if you want a recommendation in the Boston area.
