You know, I hear about these $100/door deals a lot and I always think "wow, I would not be bothered, I would rather invest my money in an index fund".  I would go for things where I can make at least $300/door.  That way if rents ever slide a bit you can still be in a good position.  I am from Michigan and if I were back home I would try to buy in Detroit.

There is one credit union in my area who offers a 100% loan to value on a home equity line of credit. (I’m in Minneapolis). Does anyone know of others? Also are lines of credit typically only granted to properties local to the bank granting the loan? I’m just looking to see if there are others out there. Thanks!

With one I have, with the second I plan to do airbnb, this will start before the end of 2017.  The house in which I plan to do airbnb is where I have put the most money.

I am a new investor in Minnesota. I have two properties and I have poured about 40k total into them in 2017. I have also acquired them over the past 12 months and they are both traditionally mortgaged. About 20k is maintenance and 20k is CapEx. Can I write this all off on my taxes this year (2017)?

Also Bruce Runn, may I ask you what the cost of this was? Sistering is exactly what we may end up doing.

Hi Bruce Runn. I am absolutely hiring a contractor. The issue is that not all of my GCs are mentioning the joists and I'm trying to determine if I am being taken for a ride.
