Anyone willing to share experience on partnership schemes with a passive investor they have used to purchase a cash flowing rental property?

Thinking of having passive investor provide percentage of the down payment for an investment property, then share percentage of cash flow.

My husband is a realtor and has been finding deals in ct for multi family rental properties that do not need rehab and are already occupied with tenants, cash flowing. He also has a knack for negotiating.

We are saving our current available capital for a brrrr property, thus we do not want to be the ones to purchase these deals he is finding.

We have access to some colleagues who are interested in investing in real estate but passively. Apart from realtor fees upon closing and property management fees, how else can my husband benefit from finding deals like this?

It sounds to me like wholesaling from what I’ve read, but It’s a whole other thing to learn. Is wholesaling done legally in CT?

Lease contract from greater Hartford association of realtors (GHAR) states that the tenant will pay 5% of the monthly rent for late payment after 10 days that rent due (which is typically the 1st of the month).

Is this what most landlords charge?

To clarify, this is just a 1 time late payment, and there is no additional charge that accumulates per day it is more than 10 days past due date?

Do other landlords in CT impose an additional charge per day that rent is past due?

@William Joseph that would be awesome. We’re looking for properties around the Bristol, Meriden, and surrounding areas we can buy for cash, in the 50-75 range, rehab, and use the brrrr method. Husband and I just purchased our first 2 family home in Meriden. But like I said, would like to do the brrrr method for our next property in the coming months.

I see you’re a property manager. Also an investor yourself? If you’re willing, could you send me your property management business information? Have a few colleagues also starting to invest in rental properties.
