In addition to state real eatate commission issues on wholesaling, most E&O policies have an exclusion for the activity. So brokers that have an idea what their insurance covers, won't let you do it.

Russell, Wholesaling regulations are continuing to change. Hopefully, the other aspects of real estate investing will present opportunities on the horizon. Thank you for sharing.

I recommend (on your own) doing as much research and legwork as you can. This will allow you to make more informed decisions,  as well as bring some value when networking for relationships.  

Don't focus on getting a mentor for now. Focus more on "being of value" to those you meet. As you focus on what you can do for others  opportunities will present themselves to you.

For networking try the biggerpockets Facebook groups , try meetup.com, the real estate rookie Facebook groups and any wholesaling groups you can find. Be present and participate. 

Read books, have conversations and after a while you will understand how the more successful wholesalers conduct their business.  


After a while you can quickly determine if and what wholesaling programs are right for you.

I am feeling frustrated and trying to figure out my next step. I started in real estate as an agent in 2009 with Keller Williams. Let my license expire in a difficult time in my life. Took all the steps to renew my license this year. This time around I wanted to do traditional real estate and learn all all I can to work with investors and invest in real estate for myself. Have considered doing wholesaling as well. Hanging my license with a boutique real estate office that would embrace real estate investing and allow me to wholesale would be ideal. 

I continue to wait around on others to respond and want to get started on my real estate career and investing. Any advice you may provide me with these challenges is greatly appreciated. Thank you, Margaret

Challenges: 

Finding a boutique local broker that is or has an agent that would be a mentor for investing/wholesaling hasn't panned out for me. Some brokers don't want you to do wholesaling. Mostly, these brokers don't have the time or an agent to mentor me. 

I have looked into many wholesaling programs and they want anywhere from 5k-20K. Is it necessary to pay that much money? Is there another way to learn wholesaling and be successful?

The old Victorian homes near downtown Pueblo and the Aberdeen neighborhood are super charming. When I first moved to the area I fantasized about fixing one up for a primary residence. However, after learning about the education in District 60, we decided against it and bought in Pueblo West. I am not an expert on downtown Pueblo. However, I would say that the downtown and Riverwalk area gets a little bit nicer each year. Have you been to Fuel and Iron Food Hall? The culinary faculty from Pueblo CC created it after they closed the culinary program at the college. Over the past 5 years, I haven't seen any progress on District 60 schools getting any better. I also haven't really seen any progress on reducing crime and or homelessness in the city of Pueblo. Those would be my concerns.

 Janet, I know there are a lot of new apartment complexes in downtown Colorado Springs. Rents should slip some in that area.

 I remember in the 80's when my high school Geography teacher would try to scare us to death, saying that the pollution in LA and New York were so bad that people would die.   Well the car industry found ways to develop cars that would emit less emissions.  You don't hear much about this anymore.   The other thing he would scare us about was landfills.  Our landfills would fill up one day and we would have no where to live.  The industry found better ways to make pop cans aluminum versus metal, recycling became more common and 35 years later, you don't hear about this anymore.


Marcus, You are right, we have made a lot of changes to help with climate change.

The New York Times has indirectly addressed your question a few times -- in this 2019 story and this 2023 article -- where they discuss areas that will fare better in an era of extreme weather and climate change.


James, Good to hear from a fellow Coloradoan. Sorry to hear about your deal falling through in the mountains. The fires are a real issue and starting very early this year. Thank you for the link to an interesting article on climate change. The favorable areas listed make sense. We all just have to continue to be aware and educate ourselves. Enjoy your day! Margaret
