2 years after last respond but this is my experience with AWB

My 2 cents after buying and owning for 3-5 years several properties from AWB in Columbus and Cleveland.They're not even worth 1 star. My big mistake was to trust pushy Sales AWB staff and not doing research at all. Be careful. If possible only buy in your own backyard. Don't trust high ROI. Higher ROI more maintenance and end up with braking even or being in the red. Always research area, crime, school district. It looks like AWB going for higher ROI on paper but the low end rental nightmares. Inspect properties, even get home inspectors, it"s worth to spend $300-$500 than get into nightmare. Run property comps. Take a drive around area during day and night. Ask yourself question can I raise my family in that area? Can I walk around area at nighttime? Interview Property Management, research them on the web. So far I had horrible PM's. If tenant in place check with PM copy of the lease and quality of the tenant. One property which I bought with tenant, as owner I was responsible for water and sewer which is BS on single family home. Protect yourself with monitoring utilities or PM can do it, for extra cost. Schedule with PM to inspect property with pics once per 4-6 months even on your dime, its worth it. In Cleveland area recently spoke with 3 PM's with good reviews and guess what, they said no to manage my 3 properties. AWB stuff its great during buying process but after that be on your own. If you want to buy property, I would say only buy from licensed by the state brokerage firm with proven record. I noticed Dan W gave 5 stars guess what, he worked as salesman for AWB. If possible keep contact with PM as often as possible not only via email and calls but face to face.I remember slogan from AWBCEO buying remotely its another BS.

Hope this will help you before making investment decision and also will help you if you’re already in it. Look into best quality PM for the the area. I can’t help you at this time since I’m in process of changing to new ones.

Talked to PM and they're working with City to fix all the problems. I'm just wonder if tenant reported, he/she is going to be responsible to trash in the backyard

Thanks Peter. As you mention it might be a problem with tenant and PM. Rent for December payed by tenant in 3 separate checks by the end of the month. For January on time on the beginning of the month. Last month I got hit with many repairs. Plumbing snake floor drain $250.00, HVAC new water tank $650.00, swept floor from flood, cleaned carpet $150.00 and HVAC installed new blower $295.00. Now all clean ups outside and repairs inside. Hope I can solve them shortly and let you know outcome.

I bought a few homes in Columbus using Turn Key Company. I just did received 2 letters from City of Columbus. One with zoning code violation which I understand (Tenant storing items in the backyard, electric meter damaged) but second letter effecting items inside home (  220 amp receptacle lacking the cover in basement, damage door in the basement evidence of water damage of the ceiling of the basement, loose stairs treads, multiple bedroom door damage blinds , toilet loose and a lot more. Just wonder if City Inspector allowed to come inside to reported or if Property Management is trying to get a Section 8 tenant without my knowledge. So far cant get hold with PM. Emailed both letters with long list of the code violation. Let know my Turn Key Company hope they can help me with this matter. Any feedback I would appreciate. I know now that always, always due diligent work before investing in homes without seeing them.

Hi my name is Marek Mika from Corona California. Started to invest in a few properties in Ohio (Columbus and Cleveland) using Self-Directed IRA. Knowing BP earlier I would be done differently.

Learning a lot from this site looking forward to invest but this time I'm going to do diligent homework before buying next property.

Hi my name is Marek and I'm also from Corona California. I'm bought couple properties in Columbus and a couple in Cleveland using Self Directed IRA. I'm doing ok'd with them but nothing as I was told. Learning a lot from BP. My first mistake that I paid too much for them. My ROI is somewhere around 5-8%. Decided to seat down and create spread sheet to find out exact numbers, I should be get this done in a week or so. This time I'm looking with my partner to buy multi unit but we're going to really crunch numbers and do diligent work before buying. Since we're neighbors we can get together.
